I’m taking a class at the local community college about real estate. Our assignment this month was to write a blog, find a domain, and set it up. This way we learn about blogging, which is a useful skill if we want to be actual agents.
We were taught how to find expired domains, which can help in getting more readers. I found this one, Rinehart Homes, in the expired list. I have no affiliation with Rinehart Homes, and don’t know if they’re even in business. If they are, I assume they are using a different domain for their business.
Anyway, I’ve had a great interest in selling and buying homes, and I really got into it when I sold my own home. Before putting the house up for sale, I made small improvements that helped me change the way it looked. You can’t imagine how much a fresh coat of paint on the walls can do for the overall look of a building! I’ve painted both the outside and the interior walls, I’ve planted a few flowers and I’ve cleaned the windows thoroughly. When a house is neat, it looks beautiful.
As I didn’t afford to replace the floors, I did my best to have them waxed and polished. It wasn’t cheap, but it was way more affordable than a complete replacement. Besides, all potential buyers appreciated the beauty and the durability of the hardwood. Today’s flooring solutions are less durable and not so stylish.
Last but not least, I removed all clutter from sight. This is very important for the first impression, so you should definitely hide everything that belongs to you and isn’t a cool appliance or a beautiful piece of furniture. It took me one month from listing the house to selling it, so I’m very pleased that my efforts paid off.
I have purchased three homes in my lifetime, and there are many that I have viewed and overlooked. If you are trying to sell your property, here are a few ways to scare them.
Keeping an old kitchen is terrifying. No one loves the idea of a nostalgic stive reminiscent of the Brady Bunch and the idea of having old, tacky wallpaper worsens the thought. Spruce it up and bring it into this millennium.
Pull up your old rugs. When I am walking through a place, the last thing I want to see is stains all over the rug. While I am probably going to pull it out anyway, the idea that you would burden me with this much work is upsetting. Take care of this before you list.
Stop hanging around. Sometimes I like a place and I want to ask questions, but I feel like I am offending the owner. You should have a real estate agent take care of everything if you want to sell your place faster.
There are other things that can sink a home sale faster than the Titanic, but I believe that these problems are the most egregious.
